Troubleshooting what is actually going on with the gate is typically going to let you know what needs to be done in order to repair the problem. If you have a sagging gate, then the culprit may be loose hinges, wobbly posts or a gate frame that is out of square. Sometimes gates begin to stick as they retain moisture, allowing the gate to have alignment problems and this will cause the gate's hinges to become loosened. Once the moisture is gone, the gate will be left sagging. Many metal gates end up sagging because their posts have become wobbly or because the pins holding the gate into the post have become bent.

Check the Stability of the Posts

The first step is to check the post stability for whatever post is supporting the gate as well as the ones that are simply nearby. You should make sure that they are plumb and free of any wobbling. The fence posts may begin to wobble with time if made using untreated wood, or if the post setting has been allowed to become unstable.

Often, all you will have to do to fix your problems with the gate is to repair your posts. Wobbly posts can be secured using splints or stakes, but this is only going to work if the post is still in a suitable condition. You can drive the stakes into the ground on both sides of the post. Choose stakes pre-treated with a preservative in order to prevent any rotting. Secure everything together using bolts that run from the stake to the post and into the other stake.

If the posts are not in good condition any longer, then you are going to need to replace them. This repair is one that takes significantly more work as the posts will have to be disassembled and reassembled to repair or replace the part of the fence that is giving you issues. Remove the problem posts and reinstall new posts, ensuring that you are using good that has been pressure treated or a cedar or redwood variety.

Check the Hinge Quality

If your posts are not wobbling then the problem may be with your hinges. Check your hinges to determine whether or not they are loose, old, bent or simply too light-weight for the gate that you are using. Replacing your hinges is a relatively simple procedure. You may also be able to fix the problem you are facing simply by replacing the screws that attach your posts and your gate together.

Worn hinges can be replaced with larger hinges. Make sure that you use brand new holes to suit the screws. You can make strap hinges stronger by bending their tips around the corners of the posts.

All it takes is careful planning and the proper execution of the following steps.

First, you should find out how tall the fence should be, or even if a fence will provide the privacy you need. With the help of someone else, whom is holding a board of the planned height of your fence, have them walk around the perimeter of the yard while you stand and sit to evaluate the privacy given by your fence. By planning the height of each section independently, you can conserve the amount of material you use to achieve the privacy that you want. If the fence needed will be too tall, then fast growing trees or bushes will provide the best solution.

The next step is to mark the locations of the fence posts which will provide the main support. It is important to know the local laws and rules regarding how far from the property line that you have to build. Before building, you should apply for a fence building permit, which will provide you with the guidelines regarding building your fence. Failing to apply for a permit may result in at worst, your fence being torn down, or at best, being forced to apply for a permit and paying a hefty fine. You should also find out your community rules, as they can prove to be more stringent than county guidelines, and may require that specific materials be used in the construction of the fence.

Once a permit has been obtained and the pertinent laws and rules have been learned, the next step will be to identify the location of the property line. You can typically go down to city hall and obtain a photocopy of the property lot. You can also use a metal detector to locate the iron property posts that border your home. Once one is found, place a stake above it (although you may want to dig a bit to ensure you didn't find a coin or those keys you've been looking for).

Now construction begins. Stake out the location of each of the primary fence posts, ensuring that they remain within less than eight feet. Two gates should be put in, with one at least four to six feet in width to accommodate larger items you may need to bring into the yard. Something that will be helpful is to make a section of the fence removable. Placing it next to a road or access way, this will enable contractors easy access to the back yard when it comes time for the next improvement.

Once the stakes are located, holes should be dug and the stakes placed, ensuring that they are upright. Then cement is poured into holes while using stakes around the post to ensure that it remains upright while the cement cures. Once the cement is cured, the walls of the fence are built and affixed in place. It would be best to use three two by fours or two by sixes to ensure that the sections do not sag. Once completed, you will enjoy the newfound privacy of your yard.

Marking the Desired Location:

First you’ll want to have your local utility company come out and mark where all of the underground lines are so you don’t risk causing any damage. Once you’ve done this you need to put down stakes along the perimeter of where the fence is going to be and connect them with some twine. You’ll then need to mark where the posts are going to rest. This is usually ever 6 to 8 feet. You can mark these spots with an X with spray-paint.

Setting the Posts:

Using a post hole digger you’ll need dig about two feet into the ground at roughly a 10 inch diameter. Start by placing a few inches of gravel at the bottom of the hole for drainage purposes. Then place a 4x4 post that’s 8 feet tall in the hole. You’ll then need to level the post so it’s not crooked. You can use a post level to make sure all the posts are plumb. After this is done you’ll put in to the hole, around the post, some fast drying cement. Let this cure for 48 hours before continuing further.

Attaching the Railings:

Railings run no more than 8 feet long and are made from 5/4 inch deck boards. Position the top rail 20 inches from the top of the post and 20 inches from the bottom of the ground. You’ll want to use either a nail gun or 2 inch galvanized deck screws to attach these posts at even intervals.

Placing the Pickets:

Using 6 foot boards, you’ll then want to attach them at even intervals along the railings. You can also use pre-assembled fencing sections at a hardware store. Be careful to keep the spacing even. Otherwise the job will look unprofessional and you might end up having to redo the job later.

If all of this seems far too daunting to take on all by yourself you can ask a friend or relative for help. You can also hire a local contractor to come and build a fence for you. This is quite expensive but for those who aren’t good at building the added cost might be worth it. Just be prepared for the cost because having a fence built can cost several thousand dollars depending on the size of your yard.
