Not all of your water pipes will get to enjoy the warmth of your home, so steps should be taken to ensure that the pipes do not get damaged by freezing water. </p>
<p>If your house will be occupied during the winter, then you only need to ensure that exposed piping gets drained and protected. The first thing that should be located is the main shut off valve for the water. This valve should be marked and tested during warm days, before it will be needed. You should also locate, mark and test the shut off valves for outdoor hookups for watering hoses.</p>
<p>At this point, when winter starts to come around, you should remove all hoses and make sure that they are fully drained. Nicely coil them and put them away. Then locate the outdoor hookup shut off valve and turn off the water for all outside hookups. Once all of the hookups have been shut off, then open up all of the outdoor spigots to let the water drain. Make sure that the water drains completely, and leave the valves open all winter. To make extra sure that the pipes are dry, using a air compressor and charge the system to force out all of the water.</p>
<p>For water pipes that cannot be discharged, then the faucets and pipes that are exposed to unheated areas should be wrapped with an insulating wrap. If your hot water heater is also in an unheated area, it too should get wrapped up to insulate the water reservoir and conserve energy and prevent water freezing. If you encounter a pipe that has been frozen, there are electric heating tapes that can be used to heat the pipes and hopefully prevent any damage from occurring. Above all else, have a trusted and well-reviewed plumber on speed dial.</p>
<p>There are further steps to take if you should leave the home unheated, or if the weather gets especially cold. In the latter case, you should find a faucet farthest from the water main, and turn it on to just a trickle. This will keep the water flowing in all of your indoor pipes and prevent them from freezing. </p>
<p>If you plan on not keeping the home heated for an extended period of time, such as for a winter home, then the entire water system should be drained. First, switch off the main water valve and ensure that no water is entering the system. Then open all faucets and drain the system. Do not forget to drain the reservoirs on all toilets and that any other system with a reservoir of water is drained. Then use an air compressor to make sure all of the water is discharged. To make sure that nothing freezes, you should put antifreeze in the drains, spigots and reservoirs for the various systems, sinks and tub/showers. This will help to ensure nothing will freeze.</p>

With energy prices on the rise, it is important to find ways to cut costs and reduce the amount of energy you use in the winter. Letâ€™s go over a few quick ways to help lower your energy costs and get ready for winter.</p>

There are many different kinds of window kits available that will completely seal off any gaps or drafts. Summertime is a great time to purchase these kits since they will typically be marked down by 50% or more. This means instead of spending $5 or more per window, you can do it for about $2.50 a window. If youâ€™ve got a lot of windows in your home, this can really add up.</p>
<p>Summer is also a good time to start thinking about your insulation and the shape it may be in. If your home is fairly new, you should not have to worry about this. However, if you have noticed that no matter what you do your house still feels pretty cold, poor insulation may be the culprit. Look at the R rating on your current insulation and double check to make sure that it is meant for your area. If it is, it may have degraded, or you may need a little more to make your house feel cozy.</p>
<p>If you have a forced air heating system, itâ€™s time to <strong>get those filters out and replaced</strong>. Having a clean filter in your furnace can reduce your heating costs significantly. Once again, you can take advantage of summer discounts and stock up on filters for the entire year. You should be replacing them at least every month, or more if you live in a particularly dusty area.</p>
<p>For those with wood or pellet stoves <strong>stocking up on fuel</strong> now can make a big difference in how much you spend. If youâ€™re trying to scramble to find pellets or wood during the peak periods, youâ€™re definitely going to be paying more money. If youâ€™ve got the space, start stocking up now. If you have a propane furnace, you can do almost the same thing.</p>
<p>Many <a href="http://www.lumoenergy.com.au/your-home-energy/need-gas">gas companies</a> are now offering propane contracts for the winter. What this means is that you agree to purchase a set amount of propane over the winter, usually around 1000 gallons, and they will offer you a lower price. Youâ€™ll also get the benefit of locking that price in, so that no matter how high it goes through the winter, youâ€™ll still be paying that initial price. As gas prices continue to go up, this is a great way to save money.</p>
<p>Last but not least, start checking your pipes for leaks. If you live in an area that gets very cold, you may want to consider adding pipe insulation to avoid having to deal with frozen pipes in the future.</p>

<p style="padding-left: 30px;"><strong> </strong>Once again, older homes may not have the best plumbing in the world. If the owners did not keep up on regular repairs, you can be stuck with pipes that leak into the walls, or even lead pipes that can cause a health risk. The inspector will check the materials of the pipes as well as their integrity.</p>
<h3 style="padding-left: 30px;"><strong>4. Electrical System â€“</strong></h3>
<p style="padding-left: 30px;">This can definitely be a major problem with many older homes, especially the ones that were built at the turn of the century. It is no easy task to rewire an older home and it is very costly. Your inspector will make sure that all of the wiring is up to code and that it is not dangerous to operate. For example, if the lights dip when something is plugged in, this is a very bad sign and could be the cause of a dangerous fire if the wiring gets too hot.</p>
<h3 style="padding-left: 30px;"><strong>5. Interior Construction â€“</strong></h3>
<p style="padding-left: 30px;">The inspector will also go over the interior of the house to check for water damage, or out of code features that might endanger the new inhabitants of the house. They will be looking for mildew and mold as well as other potential health hazards during their inspection.</p>
<p>You can save tens of thousands of dollars by spending the money on an inspector before purchasing a house. We always recommend that the buyer hire the inspector instead of letting the home owners do it, to make sure that there are no problems with the results. Before you close on any property, have it completely inspected and wait for the report.</p>

Make your decision based on the rate you feel most comfortable paying, and do not be afraid to have a Joe the plumber on hand so that you can get the help that you need when you need it. This is not difficult and the steps you take here can save you thousands of dollars by preventing burst pipes, water damage and other damage. Here is a quick checklist to help you get prepared.</p>
<h3><strong>1. Drain the water heater and the pipes. </strong></h3>
<p>This is something that many homeowners forget, but it is the most important step to take and should be done before anything else. If you donâ€™t get rid of excess water in your pipes, plumbing and water heater, there is a chance that they could freeze. Since you wonâ€™t be at the home, you may never know what happened until it is too late. If you are not used to flushing your homeâ€™s plumbing system, you can easily hire a plumber to help with this job. Once everything has been flushed, double check to make sure that the main water line to the house has been shut off.</p>
<p>Some people recommend adding antifreeze to toilet water, but this is a hazard, particularly if you have pets and small children. It is best simply to flush the house system and close down the water line for the winter.</p>
<h3><strong>2. Seal all the windows. </strong></h3>
<p>In order to keep the temperature at a constant level, itâ€™s a good idea to seal up and winterize all of your windows and doors. This can save you money on heating an extra home throughout the winter and will help keep the interior less dusty. You can purchase window and door sealing kits at your local hardware store and do this on your own.</p>
<h3><strong>3. Set your furnace to the desired level. </strong></h3>
<p>If you donâ€™t mind heating the house all winter long, or if you havenâ€™t completely flushed the house water system, you will need to make sure that you leave the heat on. Most people prefer to set the heat at about 50 to 60 degrees to keep it above freezing. This should reduce the cost for heating the house throughout the winter. If you prefer to just turn everything off, double check and make sure that no water is left in the pipes before you do.</p>
<h3><strong>4. Turn off the electricity. </strong></h3>
<p>If you will not be using the heating system, you can simply turn off the electricity for this portion of the year. Many people feel more comfortable doing this, since they wonâ€™t have to worry about electrical fires if something happens when they are not at the house. Talk with your power company about shutting down for the winter. If you have propane or natural gas lines in the home, you should also have those shut down for the winter.</p>
<p>These easy steps will help you make sure that your house is safe and sound for the winter and will be ready for you next spring.</p>
